Buyers and sellers across Waterloo Region continued to approach the market cautiously in September, with sales down 18.9% and new listings declining 16.7% compared to last year. Despite the slower activity, the market remains relatively balanced, with 3.8 months of inventory and modest declines in property values.
For buyers, this presents an opportunity! With less competition, more negotiating power and prices adjusting from previous highs, buyers are in a much stronger position than they were just a few years ago. There’s more room to negotiate on price, conditions and closing dates, without the pressure of competing against multiple offers.
