The Spring Market is upon us, and I’m sure many of you are wondering if we’re going to see a repeat of what happened last year in our local real estate market. Unike last year where buyers were driving up the sale prices in our area with unprecedented bidding wars, we’re still seeing multiple offers come in on some properties but not necessarily well above market value. While we are seeing more houses pop up around Waterloo Region the inventory is still remaining low which would lead some to believe that it’s still a seller’s market however due to the new stress test introduced earlier this year buyers are not as quick to jump and did tens of thousands of dollars over asking as it is more difficult for move up buyers to get financing to ensure you get the maximum amount for your property be sure to price it correctly from the start and make sure it shows well compared to your competition.
